Common Residential Projects
Residential work covers a wide range, but these four come up most often.

New homes and extensions. Both need the load path traced from the roof down to the footings, with beams, lintels and bearing points sized along the way. Extensions add the complication of tying new structure into existing framing that was never designed to carry it.

Decks, carports and sheds. Lightweight structures are governed by wind uplift rather than gravity load, which is why tie-downs and footing depth matter more than member size. Getting the connections right is what keeps a deck or carport where it was built.

Retaining walls and pool structures. Retaining walls are designed around soil type, height, surcharge and drainage. A wall that ignores any of the four tends to fail slowly. Pool structures bring their own loads, particularly where a pool sits close to a boundary or on sloping ground.

Granny flats and secondary dwellings. These are small builds with the same engineering requirements as a house, including footings suited to the site classification. Where a secondary dwelling sits near an existing structure, the interaction between the two sets of footings needs checking.
Any work that removes or alters a load-bearing element needs engineering, including taking out an internal wall, opening up an external wall or adding a storey. Certifiers will also ask for engineering on retaining walls above a certain height and on most decks and carports.
Fine hairline cracking often comes from normal seasonal movement in reactive clay soils and isn't structural. Cracks that widen over time, run diagonally through brickwork or open up around door and window frames are worth assessing, because they usually point to footing movement.
Kit structures usually arrive with engineering for the structure itself, but not for the footings, which depend on the site's soil classification and wind region. Councils commonly ask for site-specific footing design and wind classification even where the kit is pre-engineered.
